Case Study: Paw Prints Veterinary Clinic, Morgantown, WV

S4(X) Global Proves Value of Third-party Project Management

NVA is a leading global veterinary community of more than 1,500 independently managed veterinary hospitals. They came to S4(X) Global because their Paw Prints Veterinary Clinic in Morgantown, WV needed to be relocated. The project scope was to construct a 6600 ft2 facility de novo on a green field site a few miles away from an existing site. The building design included eight exam rooms, waiting rooms, a lab, a pharmacy, two surgical suites, x-ray, CT Scanner as well as several rooms designed for pet comfort and relief.

Up until now, projects such as these were typically handled in-house by the NVA’s hospital management team. But the scale of this project and project to project consistency caused them to consider third party management alternatives.

S4(X) Global, known for their medical space project management experience, was asked to present a proposal to manage this project from concept to completion. The proposal included creating the ROM (rough order of magnitude) estimate, hiring the architects, hiring the contactors, purchasing all materials as well as managing the entire budget. It also highlighted their extensively tested process, a single point of contact communications plan and their goal to be ‘net zero’ of their fee. This means through their expertise in construction, construction management and construction supply chain, they are confident they will find project savings equal to or greater than their fee without compromising quality.

S4(X) Global was awarded the project management contract and delivered the project to completion in nine months and under budget. Through their efforts, they saved the customer $500,000 and proved the value of their unique process. The customer was delighted with the results and looks forward to working with S4(X) on more construction projects.
