S4(X) Global Processes Manage Change
NVA is a leading global veterinary community of more than 1,500 independently managed veterinary hospitals. They engaged their construction team and a local architect to build a new 6000 ft2 animal hospital for the Doddridge Animal Clinic in Corpus Christi, Texas. The clinic was expanding and needed a larger space in a better location. S4(X) Global was brought in to work with both teams and manage the entire project.
Since this project was built at the tail end of Covid, there were significant supply chain issues that had to be managed closely to bring it in on time and on budget. As with all S4(X) managed projects, it started with a detailed site analysis and the 360° Deep Dive™ into the plans. Both the site analysis and the deep dive are used to create the entire construction process timeline.
The first challenge was revealed during the site analysis. The piece of land purchased by the hospital did not have a sewer connection and required easements through two separate parcels to run the sewer lines. The setback was short lived as S4(X) worked closely with the GC and the architect to solve the problem.
The second challenge was managing the change orders. The 360 Deep Dive created the plan for all needed materials – from construction materials to equipment to furniture but the Monthly Anticipated Cost Report (MACR™) allowed S4(X) to manage the change orders closely.

Ultimately, the project was delivered exactly on time with a punch list and at 101% of budget. Considering all the changes that occurred to the original design, Doddridge Animal Clinic and NVA were thrilled.
